Currently, many specialists, when evaluating certain real estate objects, land plots, face a lack of in-formation and unreliability of data, especially in complex and heterogeneous market segments. In this regard, the authors of the article consider the prospects of creating and implementing an authen-tic database of transactions and offers in various fields of activity in the evaluation activity. In the course of the study, an analysis of the current legislation regulating the activities of appraisers was carried out. The structure and content of an authentic database of transactions and offers in the real estate market are proposed, the advantages and disadvantages of its implementation in valuation activities are revealed.
